I’m not saying this to brag, I’m saying this to let you know that I’m not trying to come off as someone who started real estate investing from scratch. There are people out there who say they’ve done it, I’m not that person.
That said, when I apply for a loan to buy a new property, my first step is to send my personal financial statements to the lender.

When the lender sees my financial situation, it gives them comfort and confidence to finance my transaction.

Based on my numbers, they know that I can personally service the loan if necessary, and they also have a serious review in case of default.
So at this point you may ask why would I choose 100% financing if I have the money?
The short answer is yes, it might be cheaper to use your own money, but the long answer is that it depends.
The first factor is the heavy ship. Using other people’s money is really a big responsibility. That said, I can’t make a mistake in my insurance contract or business plan, or I’ll be out of pocket and suffer the losses. When you use your own money to finance transactions, you start doing the numbers because you are less concerned about your own return than someone else’s.

Another reason I like OPM is that it allows me to do more transactions. My money is limited. I can only do so much or so much with my resources. When I invite other investors to finance my projects, my challenge goes from finding money to finding deals.
The properties I usually buy are in the $500,000 range. Let’s say I need to put 15% down to buy the property. If I use my own money, it eats $75,000 of my capital on the first day. However, if I collect the 75,000 down payment from another investor at 8% interest, it will only make me $6,000 a year.
The third reason why I prefer OPM is because I build my strength and network by offering profitable opportunities to investors. I usually give my lenders 8-10% simple interest. This may seem like a standard return, but what many people overlook is that the investment in my company has real assets that are almost always worth more than the associated debt.
For example, I recently bought a house for $525,000 and used 100% financing to buy it. The appraised value came back to $575,000. That way, if I default, my creditors can foreclose on the property, take title, and then sell the property for more than their principal. In some ways, my default is in their financial interest.

My first step is to create a deck. This is a really simple Powerpoint presentation that describes the who, what, when, where and how of a transaction. I include the cost of purchase, the cost of repair, the cost after repair and the expected time to complete the business plan.
The second step is to communicate with current and potential investors. I do this through my weekly newsletter. More and more people who have borrowed from us in the past come to borrow again. It is difficult to find new investors, it is easier to get old lenders to invest more.
After sharing ads with my newsletter, I apply for a loan from two financial lenders to compare terms. Two hard money lenders I use are Kiavi and Accolend.

In my experience, Kiav terms are better for investors with at least 5 exits in the last 36 months and Accolend terms are better for investors with less experience. My loan terms with Kiavi are usually 90% of the purchase price with 1 point and 9% interest.
Once I know exactly how much my lender will finance, I calculate what I need from my personal lender.
Usually my personal loans finance my down payment and a year of working capital, and sometimes even the entire construction.
I confirm their investment with three documents. Bond, lien on the property itself and personal guarantee.
